You just moved into a new facility and noticed that your overhead door needed replacement.  You searched the internet for the best commercial overhead door provider in the area and a lot of companies appeared then realized that you also have the option to choose either a rolling door or a sectional door. But which one is better? A rolling garage door or a sectional garage door? Which among the providers is the best? This article will help you with your choices and enlighten you about the differences between a rolling door and a sectional door.

Although they are sometimes considered to be interchangeable, there are dramatic differences between Rolling Steel Doors and Sectional Doors. Some of these differences are based on materials, durability, installation, and pricing. But before we come to a conclusion of which one’s the better option, let’s take a look at these differences.

- Rolling Steel Doors
Also known as coiling doors, service doors, and roll-up doors

Rolling steel doors are metal slatted doors that roll up to store in coil above the opening. They are used to provide security against entry or weather protection at exterior and interior openings in industrial, commercial, institutional, and other buildings. They are also called overhead coiling doors or service doors while sectional garage doors are normally made from much lighter gauge materials. For example, the 24” tall panels are typically 24 gauge or nominal 24 gauge, whereas rolling steel curtains are made of individual 3” tall slats of 22 to 18 gauge material. The guides of a commercial sectional garage door are typically roll-formed 16 or 14 gauge, whereas rolling steel guides are typically made from 3/16” to 1/2” thick structural steel angles.

→ Heavy-duty commercial/industrial rolling steel doors are built to last the lifetime of the building with very little cost of maintenance, whereas sectional garage doors typically have a life expectancy of only a few years with significant maintenance costs.

- Sectional Steel Doors

Sectional doors may cost less than rolling steel doors but over time, heavy-duty rolling steel doors may save more as you will have to spend less service and maintenance on them.

Sectional garage doors typically float up and overhead into the building while heavy-duty rolling steel doors/roll-up doors are mounted to the face of the wall and supported by the vertical wall and require no connection to the ceiling or roof structure. Sectional garage doors are typically mounted to the vertical face of the wall, but the horizontal track must be supported from the ceiling or roof structure.

Bottom Line:

Rolling steel doors are of a heavier duty and sustainable construction. Also, rolling steel doors have mounting advantages that make them uniquely suitable for specific applications. Although they cost more money, they will last longer than a sectional steel door and will need less maintenance if used properly.

Low Headroom Sectional and Rolling Overhead Doors for Tight Spaces

In NJ and New York City, space is a premium.  There are really 3 different ways to do an overhead door or rolling door with low headroom (also known as low clearance garage door or low profile garage door). Below you will find a quick guide with a comparison chart at the end for those looking for a low headroom sectional and rolling overhead door for tight spaces:  

Three Ways to Install a Sectional Overhead Door or a Rolling Door With Low Headroom:

1. Install a High-Performance Rolling Door for Low Clearance

- These doors are appropriate for high-traffic situations while meeting the low headroom/low clearance requirements of parking garages and other commercial structures.  
- The low lintel design only needs 11 inches of clearance at headroom.  
- The motor is compact with variable speeds allowing up to 60 inches per second.  It has soft acceleration and deceleration for smooth starts and stops.

2.  Install a Sectional Garage Door with Low Headroom Torsion Springs in Front

- Track is applicable for building applications where headroom is limited and standard track will not work.  
- Springs are mounted at the front of the horizontal track.
- Trolley motor operator or push up operation required, not applicable for jackshaft type operators.

3.  Sectional Garage Door with Low Headroom Torsion Springs in Rear / Low Clearance Garage Door

- Track is applicable for building applications where headroom is severely limited.
- Springs are mounted at the rear of the horizontal track.
- Trolley motor operator or push up operation required, not applicable for jackshaft type operators.
- This is not recommended for medium to high usage and cycle environments.
