Depending on what market you are in, the local authority having jurisdiction may require you to have flood vents in your parking garage door to allow water to flow in and out in the event of a dangerous flood or storm.
What Are Flood Vents for?
Hydrostatic pressure caused by rapidly rising floodwaters can easily destroy the average commercial or residential garage door. Flood Vents protect buildings in floodplains by preventing water pressure buildup that can destroy walls and foundations. These vents can be insulated and non-insulated.
Flood Vents Installed in Residential Building
Flood Vents come in different colors, and can also match any Sherwin Williams color so these can seamlessly blend into your business or residential building.
We have helped a handful of customers in flood-plane areas in New Jersey and New York City to create a door system that meets the local code requirements.

Parking Garage Door with Flood Vents in NJ
The photo below is of a residential multi-family condo building in Jersey City, NJ where we installed a parking garage door with floor vents. This sectional door with flood vents was installed by our SuperTechs.
The vent door is latched closed until it comes in contact with floodwater. Entering flood water lifts the patented internal floats which unlatch and allow the parking garage door to rotate open. This allows the flood water to automatically enter and exit through the frame opening, relieving the pressure from the foundation walls. Certified flood debris clearance is demonstrated with a 3” diameter opening when the flood door is activated.
Prevent Commercial Garages from Flooding
Other options to prevent commercial garages from flooding are:
1. Louver Vent Panels in Commercial Garage Doors
Louver panel systems are ideal where natural air ventilation and flood protection are desired.
