Have you considered putting a hollow metal door in your rolling door opening?  A pass swinging door or pedestrian wicket door will give your facility more options for people flow without sacrificing energy loss.  You can find these type of applications in hotels, hospitals and now boutique coffee roaster facilities.  This passage door pictured below allows employees to receive small shipments of raw materials while still maintaining some security.  This is for Cafe Grumpy in Park Slope, Brooklyn.
